Construction Management Software in 2026
Construction management software can connect drawings, specifications, RFIs, submittals, tasks, forms, daily logs, photos, schedules, budgets, commitments, changes, and closeout records. The correct scope depends on who owns each record and which decisions must move between site, project management, finance, design, subcontractors, and the client.
This guide compares four current paths: Fieldwire, Buildertrend, Procore, and Autodesk Forma Build. Official documentation was reviewed on July 19, 2026. Clearpick has not completed hands-on testing of all four platforms; capabilities are vendor-reported unless stated otherwise. Pricing shown on this page was checked against each vendor’s official pricing page on September 8, 2026, and every figure is sourced in the table above. No product is declared the universal winner.
Match the Platform to the Contractor
| Operating model | First workflow to prove | Likely shortlist direction |
|---|---|---|
| Small contractor or specialty trade | Current drawing, assigned task, photo, form, and field report | Field-focused product such as Fieldwire; avoid buying financial modules before proving the need |
| Residential builder or remodeler | Estimate, selection, schedule, client approval, change order, invoice, warranty | Buildertrend-style residential lifecycle platform |
| Commercial general contractor | RFI, submittal, commitment, change, budget, owner billing, subcontractor access | Procore-style commercial project and financial platform |
| Design/model-intensive or large program | Common data environment, model coordination, issues, RFIs, cost, handover | Autodesk Forma Build and related Forma products |
Company size alone is not enough. A 10-person general contractor with owner billing can need more financial control than a 100-person trade contractor using the owner’s project system.
Current Pricing and Scope
| Product | Public pricing checked July 19, 2026 | Pricing basis | Important boundary |
|---|---|---|---|
| Fieldwire | Basic $0; Pro $39; Business $64; Business Plus $89 per user/month annually | Named users and tier | Basic: 5 users, 3 projects, 100 sheets; RFIs, submittals, changes, and budget are in Business Plus |
| Buildertrend | Custom quote | Business needs; unlimited users and projects are advertised | Previous fixed public tiers are obsolete; no free trial |
| Procore | Custom annual quote | Selected products and Annual Construction Volume | Published price requires the value of construction work and product scope |
| Autodesk Forma Build | Quote required | Flexible user-, project-, or account-based structure | Forma products and bundles differ; implementation and partner integrations can add cost |
Base subscription is only one cost. Include discovery, configuration, templates, migration, training, devices, mobile data, document storage, e-signatures, payment fees, ERP connectors, API access, SSO, premium support, external collaborators, renewal uplift, export, and termination assistance.
1. Fieldwire: Field Execution With Public Per-User Tiers
Fieldwire publishes four tiers:
| Tier | Annual-billing monthly rate | Selected published limit |
|---|---|---|
| Basic | $0 | 5 users, 3 projects, 100 sheets |
| Pro | $39/user | Unlimited projects and sheets, reports, exports, sheet compare, templates |
| Business | $64/user | Custom forms, app integrations, BIM viewer, custom fields |
| Business Plus | $89/user | RFIs, submittals, change orders, budget |
The mobile apps for iOS and Android support offline work on project content that has already been downloaded. The official help page states that users must log in before going offline, the Windows beta app and Surface Pro do not have the same offline functionality, and changes upload after connectivity returns while the mobile app is open. Concurrent offline work can also affect the order in which task numbers are assigned.
Fieldwire’s current QuickBooks Online documentation describes a one-way connection: expenses recorded in QuickBooks become actual costs in Fieldwire. Imported actual costs remain managed in QuickBooks. The help page says Business or Business Plus; a product integration page says Business Plus, so buyers should obtain written confirmation for the intended account and region.
Shortlist when: drawings, tasks, forms, photos, field reports, and later RFI/submittal/change workflows are the primary gap.
Verify: paid-seat rules for subcontractors, project ownership, offline download and sync, storage, forms, report formats, budget scope, QuickBooks plan availability, API, SSO, custom contract, and full closeout export.
Check Fieldwire’s current plan table, offline limitations, and QuickBooks data direction.
Published license arithmetic
These figures are annual-billing monthly equivalents and exclude implementation and every other cost.
| Paid users | Pro | Business | Business Plus |
|---|---|---|---|
| 5 | $195/month | $320/month | $445/month |
| 25 | $975/month | $1,600/month | $2,225/month |
| 100 | $3,900/month | $6,400/month | $8,900/month |
For a large collaborator population, compare a custom contract rather than assuming every person should receive the same paid tier.
2. Buildertrend: Residential Lifecycle on Custom Pricing
Buildertrend’s current page positions the platform for established home builders, remodelers, and specialty contractors. It lists project scheduling, daily logs, tasks, time clock, changes, selections, subcontractor portal, warranty, leads, proposals, client portal, bids, purchase orders, budgets, estimates, payments, invoices, takeoff, and integrations.
The old public Core, Pro, and Premium prices are no longer current. Buildertrend now asks prospects for business information and a sales call to generate a custom quote. It advertises unlimited users and projects and says there is no free trial, offering a personalized demo instead.
Buildertrend lists QuickBooks and Xero integrations, but a logo or feature name does not prove the direction, objects, timing, corrections, or job-cost behavior required by the accounting team.
Shortlist when: residential client decisions, selections, changes, schedules, financial records, and warranty need one evaluated workflow.
Verify: written price, term, renewal rules, included services, implementation, migration, QuickBooks/Xero editions, cost-code mapping, change and invoice direction, client visibility, subcontractor access, mobile/offline behavior, US-only features, payment fees, and exports.
Request Buildertrend’s current written quote and review its current plan FAQ.
3. Procore: Commercial Scope Priced by Products and Volume
Procore publishes no small-team monthly starting price. Its pricing page says the annual fee depends on the products selected and Annual Construction Volume—the aggregate value of construction work across the projects. A defensible comparison therefore requires the same module list, volume definition, region, implementation scope, and contract period in every quote.
For offline work, Procore says its iOS and Android apps can use many functions without a connection, but only content cached or downloaded in advance is available. New project data cannot be retrieved offline, device actions synchronize later, and deleting the app removes cached items.
Procore publishes ERP connectors, but each has its own boundaries. For example, the Sage 300 CRE connector lists required Procore financial tools, tiered ACV pricing, an additional Sage subscription, and a third-party connector. Treat an integration as a separate product decision.
Shortlist when: a commercial GC or owner needs controlled project, subcontract, change, cost, and collaboration workflows across many organizations.
Verify: products, ACV calculation, unlimited-user definition, external collaborator access, implementation, permissions, offline tool matrix, document cache, ERP connector, regions, partner/subscription charges, custom fields, API, analytics, support, and archive/export.
Review Procore’s pricing model, offline preparation limits, and the requirements of the Sage 300 CRE connector.
4. Autodesk Forma Build: Design-to-Construction Environment
Autodesk Construction Cloud joined Autodesk Forma in March 2026. Autodesk Build is now Forma Build, Autodesk Docs is Forma Data Management, and the former ACC mobile application carries the Forma name. Autodesk says existing projects, data, APIs, integrations, licensing, and logins did not require migration because of the rebrand.
Forma pricing is quote-based and supports flexible user-, project-, and account-based structures. The current product family can combine data management, design collaboration, model coordination, takeoff, estimating, project management, cost, quality, and other workflows. Buyers need an itemized product and service schedule rather than an assumed “ACC bundle.”
Autodesk’s onboarding material lists offline mobile access for files and several field functions, but the team should confirm exactly which folders, models, forms, issues, RFIs, and edits require advance download or connectivity. Published accounting connections can use Autodesk or partner technology; a QuickBooks Desktop example requires a separate Agave account and connector.
Shortlist when: model coordination, design information, common data controls, field issues, and construction management need an Autodesk-centered environment.
Verify: renamed products, licenses, external project members, data-management entitlement, model formats, offline scope and storage, implementation services, regional availability, accounting connector owner, partner fees, mapping, sync logs, API limits, and complete as-built export.
Review Autodesk Forma pricing, the official 2026 naming change, and its integration model.
Manual Evaluation Project
Use one fictional project with synthetic companies, people, amounts, and documents. Clearpick has not executed this comparison; the following is the test a buyer should run.
Project and permissions
- Create an owner, general contractor, architect, two subcontractors, and an observer.
- Apply least-privilege access by company, role, folder, and record type.
- Remove a subcontractor and verify retained records, access revocation, and audit history.
Drawing and document control
- Upload two drawing revisions and one specification.
- Publish only the approved revision to the field group.
- Mark up a sheet, link a photo and task, and trace the superseded version.
- Export the register, revision history, annotations, and original files.
RFI and submittal
- Create an RFI from a drawing location, assign it, respond, revise, approve, and close it.
- Create a submittal package with reviewers, due dates, revision, distribution, and final status.
- Confirm overdue reminders, permission boundaries, official-response control, and complete logs.
Field task and offline mobile
- Download the project on the exact phone or tablet used on site.
- Disable Wi-Fi and cellular service.
- Open the needed drawing, create a task, add a photo/form, and attempt an RFI.
- Have a second device edit the same record while offline.
- Reconnect in different orders and document conflicts, numbering, sync time, failed items, and storage.
Change and accounting
- Create an estimate, budget, commitment, potential change, approved change, invoice, payment, and cost correction.
- Move records through the real approval sequence.
- Sync fictional data to a test accounting company.
- Reconcile counts and totals by project, cost code, vendor, tax, retention, and status.
- Reverse and correct transactions without deleting the audit trail.
Classify every result as completed by the buyer, demonstrated by the vendor, documented only, or unavailable. A product fails the evaluation when a non-negotiable workflow cannot be completed reliably—not when its feature list is shorter.
Deployment Cost Worksheet
Request a written three-year model containing:
- license unit and minimum commitment;
- employees, field users, subcontractors, owners, designers, and read-only users;
- active projects, construction volume, locations, storage, and document limits;
- implementation, configuration, templates, migration, integrations, training, and travel;
- ERP/accounting subscriptions, connector, partner, API, SSO, and support charges;
- phones, tablets, protective equipment, connectivity, mobile-device management, and replacements;
- renewal caps, volume adjustments, currency, taxes, cancellation, archive, and export assistance.
Add internal hours for process design, data cleanup, testing, training, project support, accounting reconciliation, and closeout. A quote with “unlimited users” can still cost more to deploy than a per-user product; a per-user product can become uneconomic if every external collaborator needs a paid seat.
Frequently Asked Questions
What construction management software should a small contractor evaluate?
Start with the narrowest workflow needing control. Fieldwire publishes a free Basic tier for five users, three projects, and 100 sheets, followed by paid field-management plans. Buildertrend may fit an established residential builder but requires a custom quote. Test actual workflows before choosing.
How much does construction management software cost?
Fieldwire lists annual-billing rates of $39, $64, and $89 per user per month. Buildertrend, Procore, and Autodesk Forma use custom or flexible quote-based pricing. Implementation and integration can materially exceed the displayed license.
Does construction management software work offline?
Some mobile functions do, with preparation and limits. Fieldwire and Procore require relevant content to be downloaded or cached in advance and synchronize changes later. Test the exact device, record type, permissions, conflict, and failure mode on a fictional project.
Does construction software integrate with QuickBooks?
Several vendors publish connections, but the boundaries differ. Fieldwire documents a one-way QuickBooks Online expense import into actual costs. Buildertrend lists QuickBooks and Xero. Procore and Autodesk connections can require specific products, regions, partners, and subscriptions. Verify objects and directions manually.
What happened to Autodesk Construction Cloud and Autodesk Build?
Autodesk Construction Cloud joined Autodesk Forma in March 2026. Autodesk Build became Forma Build, Autodesk Docs became Forma Data Management, and the mobile app adopted the Forma name. Autodesk described it as a brand and platform evolution without a required customer-data migration.
